Construction on Douala Grand Mall and Business Park, Cameroon’s first destination retail and leisure mall has begun. The €45 million Douala Grand Mall is part of a larger development that will include a five-star hotel, offices and residential apartments being built in the near future.

Developed by investor Actis and local partner Craft Development, Douala Grand Mall will include retail and leisure space, and will be situated close to Bonapriso in Cameroon’s largest city. The mall will include multiple restaurants, a children’s play zone, a five screen cinema, a supermarket and retail shops.

Construction starts on Central Africas largest mall

It will reportedly be Central Africa’s largest mall when complete, with a built floor area of 25,600 square metres, including 18,732 square metres of retail space on its two levels. The ground floor of the complex will have 14,160 square metres of retail space while the first floor will house 11,520 square metres, including a modern conference centre, cinemas, food court and retail space. There will also be underground parking in the basement.

South African contractor Raubex has been appointed as the general contractor on the project. “Our modern construction planning and methods combined with an energy efficient design make the mall stand out dramatically from its local competitors,” says Matthys Serfontein, development manager at Raubex Renovo.

Environmental standards have been followed in the design and construction, complying with the EDGE green building certification system developed by the International Finance Corporation. Using insulated cladded panels for the outside walls and the roof, including double glazing on skylights and shopfronts that allow for the best use of natural light, the building will be the first climate-controlled mall in Cameroon.

The project is expected to create over 4,500 jobs using local material and labour and has been granted tax incentives following a convention signed with the Government of the Republic of Cameroon. Earthworks began at Douala Grand Mall in January 2018, and handover is scheduled for November next year.

“Actis is thrilled to reach this key milestone in delivering Cameroon’s first destination retail mall; anchored by two flagship brands seeking to benefit from the growing consumer power. The Mall will make a significant contribution to job creation and other economic indicators in the Cameroonian economy,” says Amanda Jean-Baptiste, Partner, Head of West Africa, Real Estate at Actis.
